Frank Napoli now holds the top four sales in the building’s history and the highest high-rise sale in Las Vegas so far in 2026

LAS VEGAS – Frank Napoli of Berkshire Hathaway HomeServices Nevada Properties and owner of The Napoli Group has once again made Las Vegas luxury real estate history with the closing of Penthouse 4206 at Waldorf Astoria Las Vegas for $10.1 million, setting a new record for the highest sale in the building’s history.

The transaction currently stands as the largest high-rise sale in Las Vegas in 2026, further reinforcing Napoli’s leadership in the city’s ultra-luxury condominium market. With the closing of this penthouse, Napoli now represents the first, second, third and fourth largest sales ever recorded at Waldorf Astoria Las Vegas, an unprecedented milestone in the building’s history.

Located on the 42nd floor, the approximately 3,922-square-foot corner penthouse features two bedrooms, three bathrooms and expansive living and entertaining spaces, all positioned to capture sweeping panoramic views of the Las Vegas skyline and surrounding mountains.

The ultra-exclusive residence has been fully remodeled with top-tier finishes and designed for luxury living. Floor-to-ceiling windows highlight dramatic Strip and city views while the open-concept layout seamlessly connects the living room, dining area and gourmet kitchen to create a refined yet comfortable environment.

“This sale is incredibly meaningful for me,” said Napoli. “As a longtime resident of Waldorf Astoria, I’ve always believed in the brand, the lifestyle and the long-term value of the building. Watching the demand grow over the years has been exciting, and it’s an honor to represent so many of the most significant transactions in the tower’s history.”

Napoli has consistently been one of the leading luxury high-rise agents in Southern Nevada. In 2024, he represented the top three high-rise sales in Las Vegas, followed by the second and fourth highest high-rise sales in 2025. His continued success in the luxury condominium market reflects the increasing demand for premier residences along The Strip.

The Napoli Group was also recognized as the top-performing team at Berkshire Hathaway HomeServices Nevada Properties in 2025, achieving more than $176.8 million in total sales volume.

Residents of Waldorf Astoria Las Vegas enjoy access to world-class amenities including concierge services, room service, a full-service spa and fitness center, a private residential lobby, valet service and a resort-style pool deck. Located steps from the Las Vegas Strip, the property offers one of the most exclusive residential experiences in Southern Nevada.
